Are the units climate controled? Yes all bedrooms are air conditioned. An AC unit in the living room is a possibility, but is not standard inventory. All electrical wiring though is available. The architecture of the cottages is thus that our trade winds will bring a nice cooling breeze inside of the house. Should it be your desire to have an AC installed in the living room of your cottage, then of course that can be catered for (against a small extra sum).

Is there a common charge? There's a monthly common charge for the Owner's Association (now estimated at approx. US$267 per month). This estimation sheet is currently only available in Dutch. The same thing goes for the estimated ROI calculations (over 9% net return!)

Common Charge Owner’s Association.The monthly costs of the Owner’s Association cover the following: major maintenance, reserves, costs for long lease and land tax, building insurance, maintenance of airco’s, garden, beach, docks, swimming pool, communal features etc.

Can you moor a boat on the pier? Yes, this is possible.

Are the premises secured? Yes, there is only one entrance which will only be opened after intercom permission.

What are the additional costs on top of the asking price? With the down payment the land will be transfered in your name: the so called legal delivery. On this amount you own buyer's cost. Of this the conveyance tax is the largest sum: 4%. This 4% is charged over the purchase price. Furthermore the contractor must add 5% salestax on the contract sum.

How many houses have actually been built and when will infrastructure be ready? The entire resort will will be built at once including all communal features. Building starts at this moment and will be finished January 1st 2008.

In what way is the downpayment guaranteed by for instance a guarantee by bank of the developer or contractor? There is no guarantee from developer or contractor. When you make a down payment you will become legal owner of the land. The lot is worth lots more than the amount of the down payment. Herein lies the safety for the buyer. Furthermore construction will be done by a renowed contractor.

To what are the monthly payments (from August 2006 till December 2007) related? Usually the payment terms will be done in proportion with progress and realisation of the individual construction.Because we are not buiding cottage by cottage, but the entire project at once, the construction sum is simply divided into monthly terms.

Do you have some more information on renting out the cottage? All owners are free to rent out their cottage. We can send you the estimated return on investments with different occupancy percentages. It is definitely not imperative to rent out one’s cottage. We expect a growing demand on the market and as the location is extraordinary and the cottages are built in style and are of good quality it is realistic to state that the property will increase in value over time.
